If you have received one or several default notices from your lender, do not ignore these notices.  Contact them immediately.  Your bank or mortgage broker is not interested in owning your home.  They may have options to help you through your difficulties.  They would prefer to help you stop house repossession then lose money trying to sell your home to cover your loan.

This housing counselor can help you from the time you receive your first letter or phone call from your lender.  Only if you take your lender’s phone calls, can the counselor help you prevent house repossession.  The counselor can help you right up until the 3rd month after you defaulted on your loan, when you can still make arrangements to work something out with your lender to stop foreclosure proceedings.

Another alternative is to contact a real estate investment company.  They may be able to help you, but this method does not come without a cost.  Make sure you weigh the pros and cons of going this route.  They may be in a position to help you stop house repossession, but it may not be the best option for you.

The most important thing to remember is to stay in contact with your lender and get help as soon as you can.  In this economy, lenders are trying to help stop foreclosures because it is beneficial to everyone concerned.
